Will I be eligible as a Working Professional?

The easiest way to check your eligibility is to submit a free application. We will review your application and get back to you as soon as we can. You’ll also receive a quote within minutes. Our application process can take around 3 – 5 working days, subject to receiving all the information we require. Should you need this more urgently, please get in touch. 

We accept 98% of students and working professionals who can prove they are over 18 and either a full-time student or earn at least 1.5 times the monthly rent. For example, if your monthly rent is £500, you must provide proof that you take home at least £750 per month. Unfortunately, we cannot accept savings as proof of income. 

We’re unable to act as your guarantor if you’re paid cash in hand, as we require proof of income to confirm you meet our earning threshold. We do however accept working professionals with a CCJ or IVA. Please note that any related payments will be deducted from your income during the assessment. Universal Credit is also accepted, but you must earn the equivalent of the rent amount through employment. We can then use your Universal Credit to supplement the remainder of your required income.

If you are on Universal Credit, we also need you to be working in order to calculate your income. You need to be earning the rental amount from your employment and we can use your Universal Credit to make up the rest of your income

Required documents for working professionals:  

  • Photo ID – A passport, driver’s license, or another valid form of identification  
  • Proof of address dated within the last 3 months 
  • Proof of income – One of the following:   
  • Your last 3 monthly payslips (weekly payslips are accepted if they cover a total of 3 months)  
  • The most recent 3 months' worth of bank statements or invoices (if you are self employed)
  • A copy of your employment contract (if you haven’t started work yet)  
  • Co-signer’s details and documents – In most cases, you will need to invite a co-signer to verify their identity and sign on your behalf.
