Who can be a Guarantor?

Many landlords and accommodation providers require tenants to have a guarantor to reduce financial risk.  

A guarantor is someone who agrees to take financial responsibility for any unpaid rent or damages. This means they are jointly and severally liable for the tenant’s obligations under the contract.  

To be accepted as a guarantor, an individual typically must:  

  • Be a UK resident  
  • Own a property in the UK  
  • Be in full-time employment  
  • Provide proof of income sufficient to cover the rent and any related costs  

Before accepting a guarantor, the accommodation provider will conduct a reference check to verify eligibility. Once approved, the guarantor must commit to the full term of the tenancy.
